Hale House achieves BREEAM Excellent

MSMR’s refurbishment of 76-78 Portland Place has achieved BREEAM Excellent rating and Fitwell certification, marking a significant sustainability milestone for the Hale House Estate in Marylebone.

The repurposing of this 1950s building was ambitious and reflects the shared commitment of the client; Howard de Walden Estate and the project team to deliver critical improvements that secure the buildings future. MSMR’s design involved important upgrades to the external fabric and significant improvements to accessibility, including the end of trip experience, cycle storage and changing facilities. It enabled the transition to all-electric services, on site renewables and replacement of the building’s existing MEPH systems. Fitwel certification further recognises the design's commitment to occupant health and wellbeing. A key intervention to achieving this was the new suspended stair which activates a previously unused roof terrace and provides inclusive access by linking the two buildings. 

Together, these certifications reflect an approach to refurbishment that goes beyond the cosmetic, demonstrating that existing buildings can be brought to the highest standards of environmental performance.
