MSMR were appointed by CLDN to design and deliver a new-build mixed-use building on a prominent vacant site at 294–295 High Holborn. 

The nine-storey development provides a 1,600 sq ft retail unit at ground level, 3,700 sq ft of office space across the first and second floors, and ten residential apartments above. A basement level accommodates building services and shared ancillary facilities, including end of trip amenities for the commercial tenants.

The building’s form responds to the established massing along High Holborn, while the south-facing rear elevation steps back to create shaded external terraces overlooking Lincoln’s Inn and it's gardens. The principal façade draws on the geometry and materiality of neighbouring buildings through an abstracted composition of Portland stone cladding and bronze-framed windows and balustrades. Stone mullions are expressed to partially conceal window frames, lending contextual proportion to the generous glazed areas. The stonework is articulated with varied planes and chamfered profiles to add depth and texture.

Workspaces are light-filled, with triple aspect views, and will be delivered to CAT A specification. Residential accommodation comprises one- and two-bedroom single-aspect apartments from the third to sixth floors, with two generous triple-aspect two-bedroom apartments with studies at the seventh and eighth floors. The spatial planning and interior finishes respond to the contrast between the vibrancy of High Holborn and the tranquillity of Lincoln’s Inn Gardens.

MSMR has worked closely with the wider design team and contractor, Curo Construction, to develop the design for Gateway 2 approval. Construction is scheduled to commence in Q4 2026.
