42 Portland Place is one of two Grade II-listed townhouses thoughtfully reinterpreted to serve a new generation of health-tech innovators. Operated by Spacemade for the Howard de Walden Estate, the five-storey building plus basement now offers a curated collection of serviced workspaces, designed to foster community interactions within the Harley Street Health District (HSHD).
The generous Georgian interiors have been sensitively refurbished and equipped with a range of facilities to provide workspace that meets current day needs. The existing spaces have been tailored to support varied modes of working. Private offices of varying sizes are thoughtfully arranged to benefit from natural light and remarkable views of the surrounding townscape. Bookable meeting rooms, co-work and shared lounge space offer opportunities for community collaboration.
Tenants are further connected to the wider HSHD ecosystem through access to the neighbouring 76–78 Portland Place, a space designed by MSMR to form the central hub for collective community engagement.
The material palette is inspired by Victorian glass houses evoked by the glazed roofs, leaded glass and botanical motifs in cornice mouldings. Warm timber veneers and green tones in marble, glazed ceramics and textiles provide a unifying thread connecting the various common spaces.
