19-35 Baker Street is a 293,000 sq ft mixed-use development by Derwent London, in a joint venture with The Portman Estate. The Marylebone scheme, designed by Hopkins Architects, comprises retail, office and 52,000 sq ft of residential accommodation.
Working with Derwent London and Native Land, MSMR has provided interior architecture services on the residential components of the scheme, including 41 apartments and common reception areas located within a new building fronting George Street.
Our design rationalises and optimises the mix and distribution of apartments, maximising the value of the residential element of the development. Alterations to the vertical and horizontal circulation routes create a considered journey from street to apartment front door. The apartment layouts are well proportioned and flexible, addressing both functional needs as well as more aspirational living requirements. The ground floor retail frontage benefits from the redesign of the residential entrance area, which improves functionality, presence on the street, as well as for those visiting and living in the building.
