MSMR is appointed to refurbish and redevelop a late Victorian, Grade II listed public house. Situated on a prominent corner site in the West End, the project involves the amalgamation of the listed pub and an unlisted adjacent property.
Working within the constraints of the historic plan and the existing fabric of both buildings, MSMR has re-organised the interior spaces to provide provision for a high-quality commercial premises laid over the basement, ground and first floor, and three two-bedroom apartments situated on the second to fourth floors. Existing historic features and panelling in the pub have been retained and many original features are being sensitively refurbished. The re-design of the apartments ensures they benefit from new, contemporary finishes, fitting and services whilst retaining a traditional feel inspired by the public house and original features of the listed building.
MSMR is providing a full architectural service for The Crown Estate on the residential section of the development and shell and core of the commercial areas. The scheme is designed to achieve a BREEAM Excellent rating.
